Top 5 Tips to Selling Your Home the Fastest:


  1. GET A FREE CMA for your home and neighborhood:  

    • Review the comparable homes that sold, expired and are active before you set your list price. The market will determine the price of your home; so get rid of the emotional pricing and think strategic with numbers. The first 30 days of your home being on the market will determine if you have your home priced correctly in the Buyer's eyes.

  2. ENHANCE YOUR CURB APPEAL:

    • When a Buyer pulls up to purchase your home they want to feel at home, therefore, they form their opinion right away.  The Buyer is looking for your home to be inviting.  Is the grass cut or does it need sod?  Does it look like a well-maintained home or does the Buyer see paint chipping and trees untrimmed?  During the Buyer's tour of homes, you want to make the best impression and set the expectations that you have maintained your home.

  3. Declutter and Depersonalize:  

    • If you do nothing else, please declutter your home and depersonalize it as well.  The one thing Buyers seek is to see themselves in your home and make it theirs. Take down the family photos, box up your knickknacks and remove any religious items.  Leave up mirrors and stage the home with a few items.  Compare your interior to the interior pictures of other homes that sold the fastest. See your home from a Buyer's eyes. Does it smell good? Is it clean?

  4. Be Ready for the Buyers:

    • Buyers want to visit your home at their convenience, not yours.  The more flexible you are with the showing schedule allows Real Estate Agents to show your home sooner.  Once Buyers are in your home the higher the probability for you to get an offer.  Do not limit Buyer's to only view your home for 15 -30 minutes.   Give Buyer's at least an hour to view your home.  Even though they may not need an hour the convenience and flexibility are needed.

  5. Photos, Photos, Photos

    • Buyers want to see pictures.  Pictures of the neighborhood, the community pool, the park, the front of the house, the back of the house, the side of the house and definitely every room in the home.  Ask your Real Estate Agent to upgrade your home photos to professionally taken photos.  Quick snapshots from their cell phones are fast but photos are worth a thousand words, so go for the best photos that capture your  home the best. One rule of thumb...do not retouch photos or use a widening lens to make the rooms look larger than they are or the buyers may not be willing to negotiate if they feel duped.
