Do you want to buy a home, but think you can't afford it? 

There is a 1% down program that you will want to take advantage of. 

Guaranteed Rate will “grant” the buyers 2% of their down payment if they qualify.

Here are the highlights of the program: 

Purchase transactions only. 

All 1-unit property types are eligible.

97% LTV Conventional 1st Mortgage (Only available for 95.01-97%).

LTV1% of total purchase price is required as down payment from borrower's own funds (no gifts). 

2% Grant from Guaranteed Rate Grant is based on total purchase price. 

Home-buyer Education is only required if ALL borrowers are First Time Home Buyers.

Maximum loan amount:  $417,000 

Borrower must meet census tract based income restrictions, or property must be located in a targeted area.

Guaranteed Rate Guidelines: 

Minimum FICO -  680 

Maximum DTI: - 45%
